University of Calgary Properties Group has submitted a Land Use Application currently under City review to realize a new development vision for this site, which is proposed to include:

  • Human-Scaled Public Spaces
  • Circulation Network
 
ABOUT
The combined outline plan and land use redesignation application for 31 hectares of land over 15 legal parcels within the area currently known as University Innovation Quarter. 

The application is proposing the following land uses to be added to those presently allowed within the area:
  • Dwelling Unit
  • General Industrial Light
  • Hotel
  • Parking Lot Grade
  • Parking Lot Structure
  • Retail and Consumer Services
  • Maximum building height of 24 to 90 metres in the area.
  • Along with changes to height, the application proposes changes to the following design rules for development in the area: Amenity Spaces
  • Building Orientation
  • Landscaping Rules
  • Parking
  • Setbacks
  • and Use Area.

If this application is approved by City Council, the overall distribution of buildings, building design, mix and size of uses and site layout details such as parking, landscaping, and site access will be determined later at the development permit review stage
